Four bedroom Somerset holiday cottage

Winstitchen is located in the centre of Exmoor National Park and occupies an outstanding position on the moor, completely secluded yet easily accessible.  Simonsbath a well known Exmoor landmark is barely a mile away with pub and Hotel; and Exford with it's Post Office, Store, Newsagent, Pub and Hotel, a five minute drive away.

Winstitchen is found at the end of a tarmac drive lined with Beech trees enjoying uninterrupted views over moorland with direct access onto the moor for walking and riding. Approached through a five bar gate the farmhouse, cottage and stables create an attractive courtyard with circular lawn.

The spacious Winstitchen farmhouse dates back to 1840 and has been extensively modernised over the years. The front door opens into a large reception hall which has views to the courtyard. Opening from the hall is the Drawing room. This is a large well proportioned room with French doors and windows opening into the garden, and extensive views to the moor.  There are plenty of comfortable sofa's and arm chairs and a large open fireplace.

The kitchen has been hand made in maple and is fully fitted with Belfast sinks, dishwasher, microwave, larder fridge, matching freezer, electric hob and oil fired Aga. In the centre of the room is a 10ft Oak dining table, which seats a minimum of 12.

From the kitchen you can walk through to the large boot room, with boiler, washing machine, large clothes drying rack, and plenty of space for hanging coats and storing muddy wellies, and there is direct access to the courtyard via the back door.

Bedrooms
•The Triple bedroom with 3 single beds is on the ground floor, for those who may find stairs difficult, with views to the garden, from the bedroom and the large en-suite shower room.
•Upstairs the Master bedroom has glorious views from the double windows over the rolling fields and moor. There is a king size sleigh bed, fitted cupboards and wardrobes. The en-suite bathroom has a large corner ‘power shower’, and in the centre of the room a Victorian cast iron enamel bath.
•The Blue room also has a king size double bed and similar spectacular views towards Honeymead with en-suite bathroom with enamel bath with power shower over.
•The Yellow room has a king size bed and a single bed and windows with double aspect outlook, both with sensational views. The en-suite bathroom has a cast iron bath with velux window overlooking the quadrant.

Outside is a games room with pool table, darts and table tennis and plenty of space for outdoor ball games. Also stored in the outbuildings is a tumble dryer.  There is stabling available in any or all of the nine loose boxes and there are several small fields, all with water, which can be used by any visiting equines!  There is a large area of garden laid mostly to lawn with a set of garden furniture.  There is ample parking for cars and horse boxes.  As the nearest shops are 4 miles away, you do need a car, as there is no public transport.  All logs provided as well as linen and towels.

Extra Charges

Dogs are welcome at an additional charge of £15 per week.  Horses are also welcome.  The additional charge is £15 per week for use of the stables and turnout (please bring your own bedding and feed).  Extra beds charged at £15 per week (maximum of 4 available).  Cot charged at £15 per week.  Groceries can be ordered in advance.

Short breaks are available at Winstitchen at the following percentages of the weekly rental:

6 nights @ 90%

5 nights @ 80%

4 nights @ 70%

3 nights @ 60%

2 nights @ 50%

A minimum booking fee of £500 applies.  Please note that no short breaks allowed over Easter, Christmas or New Year.
