Arrival arrangements

The property is generally available from 3pm on the day of arrival but in some cases earlier arrival may be possible by special arrangement. Please bear in mind that if you arrive earlier than the agreed time, the property may not be ready for you and you would have to leave your bags and return later in the day once the cleaning has been done.  The cleaner is at the property from midday so keys can be collected but she will need until 3pm to finish. After 3pm keys can be collected from the owner or from the local pub "The Caxton Arms", North Gardens, Brighton which is less than 2 minutes walk away.

Sofa bed Supplement

There is a supplement for the sofa bed.  £50 per stay at the cottage, £30 per stay at the apartment.  This is to cover extra cleaning and laundry costs. To book this you must add as an "extra" when booking online - this is a one off charge for the whole stay not per night. Simply add "1" when booking the sofabed online.

Departure arrangements

The properties must be vacated by 10am to allow time for them to be prepared for the next guests. On departure, please lock up and put the keys through the letterbox at 1, Crown Gardens. If you fail to return your keys and we have to have replacement keys cut, there will be a charge of £7.50 per key, which will be deducted from your credit card if paying online or from your damage deposit if paying my cheque or cash.

Damage/cleaning deposit

The properties are decorated and furnished to a good standard and are cleaned thoroughly before each let. We therefore hold a damage/cleaning deposit of £100 if paying by cash or cheque (or card details if paying by credit/debit card) against the possibility of any damage or breakages in the property or to cover for any excess cleaning costs if the property is not left clean and tidy (for example, dirty or stained carpets or furnishings, washing-up left undone etc.). The deposit will be returned in full, providing the property has been left clean and tidy and there is no damage, as soon as possible after the property has been inspected usually 1 week later. In the case of payment by cheque, we require the damage deposit to be paid along with the full or balancing payment for the let. Your credit or debit card will be charged if there is any need to for damages incurred.

Terms of Payment

In order to secure your booking, you must pay a deposit of 40% of the total booking fee or the full amount if the booking is made less than 8 weeks before the start.  There is no charge for debit card payments, but we reserve the right to charge 1.5% of the amount taken, if using credit cards.  The balance of the booking fee is due 8 weeks or before the start of the holiday and should be paid directly to the owner.  The owners contact details will be sent to you at the time of the booking.

Cancellation

If you have to cancel or cut short your stay, you could be liable for the total cost of the let.  If we are unable to re-let the property, your booking deposit will be forfeited.  If we are able to re-let through Holiday Cottages 4U, your full deposit will be returned less an administration charge of £15.  If the owner re-lets the property, your full deposit will be returned less a £15 administration charge and a charge of 10% of the total booking fee.  If cancellation is received after the balance or full payment has been made, we reserve the right to retain the payment in full if we are unable to re-let the property.  If the property is re-let through Holiday Cottages 4U, the full booking fee will be refunded less an administration charge of £15.  If the property is re-let through the owner, 90% of the booking fee will be refunded less an administration of £15.
